Can foreigners buy property in Dubai?+

Yes. Dubai allows 100% foreign ownership in designated freehold areas — which include Downtown Dubai, Dubai Marina, Palm Jumeirah, Business Bay, and DubaiLand. Both the Mercedes-Benz Places and The Oasis are in freehold zones, meaning you own the property outright with a title deed registered with Dubai Land Department.

What are the typical payment plan options?+

Most Dubai off-plan developments offer 70/30 or 60/40 payment plans — you pay a percentage during construction and the balance on handover. Mercedes-Benz Places offers a 70/30 plan (20% booking, 50% during construction, 30% on handover). The Oasis offers flexible plans starting from 10% down. We can walk you through exact schedules for any unit.

Are there property taxes in Dubai?+

There is no annual property tax or capital gains tax in Dubai. There is a one-time 4% Dubai Land Department (DLD) transfer fee payable on registration, plus a small admin fee. Rental income is also not taxed. This makes Dubai one of the most tax-efficient real estate markets globally.

Can buying property get me a UAE residency visa?+

Yes. Purchasing a property worth AED 750,000+ makes you eligible for a 2-year investor visa. Properties worth AED 2M+ qualify for the 10-year Golden Visa — which includes dependents and does not require a local sponsor. Both projects we promote qualify for Golden Visa eligibility. We can guide you through the application process.

What does "Authorized Promoter" mean?+

GhayaInc is an officially recognized promoter for Binghatti (Mercedes-Benz Places) and Emaar (The Oasis). This means we have a direct relationship with the developer, access to developer pricing, and can facilitate bookings without any additional agent markup. You get the same price as buying directly — with our guidance included.

How long does the purchase process take?+

For off-plan properties, the booking process typically takes 1–3 business days — you sign a Sales and Purchase Agreement (SPA), pay the booking deposit, and the unit is reserved. Full DLD title deed registration usually takes 2–4 weeks. We handle all paperwork and coordination with the developer and DLD on your behalf.

Can I get a mortgage in Dubai as a foreigner?+

Yes. UAE banks offer mortgages to non-residents for completed (ready) properties, typically up to 50% loan-to-value. For off-plan projects, most buyers use the developer payment plan rather than a mortgage — it's often more flexible and doesn't require bank approval. We can connect you with mortgage advisors if needed.
